You must submit the executed application and all supporting documents before we begin your application process. Our company takes pride in placing the most overall qualified tenants into our rental properties. SELECTION CRITERIA:

Financially qualified based on VERIFIABLE INCOME:

We require 3:0 gross wages to rent ratio - you must earn three times monthly rent.

• Employment Verification: Copies of recent pay stubs must be provided.

• Military Applicants: Copy of your BAQ or LES must be provided.

• Self-Employed: Copies of prior two years Federal Tax Return, or earnings statement prepared by a Certified Public Accountant.

• Student Applicants: Letter of guarantee from your parents, copy of parents ID, copy of bank statement. Additional for Foreign Students: Copy of your passport and your I-20 Form.

• Retired Applicants: Copy of your bank statement and a copy of any benefits you receive from the government.

Satisfactory credit history: Your credit history report will be requested from Equifax services.

Satisfactory landlord references: We will verify your tenancy and rent payment history with both your current landlord and your previous landlord. In addition, we will contact the building managers of the buildings recently resided in by you for history of house rule violations, if any.

All proposed occupants – 18 years and older – are required to sign the rental agreement and the application

A copy of a current picture ID with valid social security number must be provided with your application.

Once application, all supporting documents and application fee are received, our office will process your application. It normally takes 3 to 4 business days to complete the application process.

If the application is approved and the applicant agrees to rent, Walt Flood Realty must receive the full security deposit and the first month rent in the form of Cash, a Cashiers Check, or local Personal/Business Check.

Please be advised that Walt Flood Realty and their owner’s have a no pet policy for all of their rental properties.
